隨著全球性的人口高齡化,高齡者極端的貧富差距與尚未被充分討論的理財行為正顯著的影響各國之社經發展。過往研究對於高齡人口的關注多著重在弱勢族群,然而,臺灣的高齡世代經歷過經濟起飛,是擁有相對多財富的主要族群,因此,關注中高齡者擁有第二屋的用途偏好行為研究不容忽視,尤其是對在高房價、高住宅自有率,且同時擁有多屋的雙北城市高齡者進行討論。本文以敘述性偏好法進行準實驗設計,分析樣本共計702筆,採用不連續選擇模型進行實證分析。結果顯示:(I)「每月貸款還款金額占收入比」、「每月租金收入」顯著影響第二屋之用途偏好。(II)中高齡者之第二屋用途偏好雖以「出租」之市占率最高,但卻明顯存在使用偏好僵固性。本文之研究結果可作為住宅政策研擬之參考依據。
The various elderly behaviors and the pace of global population aging have affected socio-economic development in many countries. A behavioral study on the uses of second homes among middle- and advanced-aged people (MAA) thus is imperative, especially in the Taipei Metropolitan Area which is known for its high housing prices, high rate of homeownership among older adults, and high ratio of multiple properties owned by older adults. This paper uses Stated Preference Methods to develop a quasi-experimental design study. It applies a multinomial logit model with 702 samples to present factors affecting the uses of second homes. The findings indicate that both mortgage and rental income are affecting the preferred uses of the second home. Meanwhile, the MAA commonly prefer to rent the second homes out, with the highest market share compared with other alternatives. However, their uses of the second home demonstrate a rigid preference. The findings will support housing policy aiming at improving the use of multiple properties owned by older adults.
