 社區管理維護的目的是為減緩公寓大廈共用部分的折舊和增加公共設施的使用年限,對於住戶居住品質與不動產價值的提升皆有所助益。本研究首先以迴歸模型探 討集合住宅管理維護維護資源的投入、管理維護品質與不動產價格的關係。社區管理維護服務資源投入多寡,管理維護的品質將關乎社區的居住環境品質和住戶的滿 意度,而目前進行社區管理維護方式以委外管理為主流,並向住戶收取管理費;在提供的管理維護服務與管理費間是否平衡,服務價值如何?而服務品質及服務價值 對於住戶的滿意度與行為意向之間的關係又如何?住戶認為社區管理維護品質佳,可能出租意願較低,將來不動產的出售價格較高,本研究欲探討社區管理維護服務 品質、服務價值、滿意度與住戶對於不動產行為意向的路徑關係。研究結果顯示:社區管理品質顯著的影響不動產出售的成交價格;其次,管理維護品質影響社區管 理服務的價值,再影響住戶的滿意度;第三,管理維護品質影響社區管理服務的價值,再影響住戶對不動產的行為意向,管理維護服務的滿意度對行為意向的影響不 顯著,社區應專注於提升管理品質與管理維護資源投入的相對價值,提升服務價值比提升滿意度對於住戶出租住宅和不動產的售價的影響更為重要。

 The amounts of apartment buildings stocks are a lot in urban area. The services for managing and maintaining the community are to reduce the depreciation of community equipment’s and buildings, and to raise the residential quality. The service quality and quantity is related to the service fees charged by the residential community association. This study argues that the property price in well managed community will be higher than those in the other communities if the location and real estate market cycles are controlled. And the relationships between the service quality and the service value of management and the satisfaction level and behavior intention of the residents will be explored in this paper. The hedonic regression model and the path analysis are applied in the empirical study. The data resources come from questionnaires surveying the individuals of residential community. This study raises four hypotheses. The results show that the service quality of management is significantly related with the selling price of the property. It’s implied that the property price in well managed community will be higher than those in the other communities. The service value is examined as being the result of service quality, and the service quality influences resident’s satisfaction through the service value. The behavior intention for the homeowner selling the property with higher price is associated with service quality through service value; however, the president’s behavior intention is not determined by satisfaction. So if the homeowners want to raise the selling price and benefit their property, they should pay more attention to the service quality and service value of the management and maintenance instead of the resident’s satisfaction in the community.
