交通可及性的提升,除了改變通勤、商務與休閒旅次型態之外,前者將影響購屋行為,後兩者則將影響觀光飯店需求。本研究擬透過不同旅次型態之需求分析,探討 高速鐵路與國道建設,對住宅價格與觀光飯店住房率之影響。其中,交通可及性對房地產價格的影響,隨著土地使用型態、區位、人口、經濟發展,以及運輸計畫的 時程而有不同的效應。另一方面,交通可及性對觀光飯店住房率之影響,亦隨著產業發展政策與觀光資源多寡而有所不同。長期而言,交通建設可促進人口、產業活 動型態之改變,使其土地價值提高並增進開發強度。而高度的開發又刺激了交通的需求,形成交通建設循環反應。購屋行為的主要影響因素為區位與經濟狀況,其中 區位因素包括可及性、鄰里環境與未來發展限制等。至於觀光飯店住房率之影響因素,則包括觀光飯店之服務水準與經營策略、國際會議頻率,以及交通旅遊成本 等。本研究透過旅次型態調查,以及實際房地產交易與觀光飯店住房率資料,應用線性結構關係模式(Linear Structure Relation, LISREL),時間序列迴歸(Time Series Regression),以及因子分析法(Factor Analysis)等方法,校估交通可及性對房地產價格與觀光飯店住房率之時空關係模式,並以高速鐵路與國道五號為例,進行模式驗證與應用。

 Improvement in transportation accessibility often leads to the changes of travel behavior related to commuting, business and leisure purposes. Commuting pattern will affect housing demands. Likewise, pattern of business and leisure trips will affect the occupancy rate of hotels. The impact of transport accessibility on housing demand may vary with land uses, locations, population, economic development, and the phases of transport projects. On the other hand, the impact of transport accessibility on hotel demand will also depend on quality and quantity of tourist attractions and economic development. In the long term, transport investment will stimulate economic prosperity and the growth of local population, which leads to the demand for more investments on transportation infrastructure. The major factors affecting real estate include economic development and location. Usually, location factor refers to the transportation accessibility, living conditions of the neighborhood, and the constraints of future development. The factors affecting hotel demand consist of hotel’s level of service and operation strategies, frequency of international conferences, and the costs of transportation. This research will apply LISREL, time series regression, and factor analysis to formulate the relationship among transportation accessibility and other factors which may affect housing and hotel demands. A case study based on the survey of travel and hotel demand data before and after the operation of Taiwan High Speed Rail and the No. 5th National Freeway will be used for the demonstration of model calibration, validation and applications.
