 由於仕紳化仍是一個混沌且複雜的觀念,本研究嘗試以不同的角度來解釋之,在諸多的解釋理論中,以租隙理論為最具綜合性理論化解釋依據,亦最常被引用,因 此本研究首先從租隙理論進行探討,自Smith於1979年提出租隙理論後,雖有許多追隨者,但該理論仍受許多批評,本研究從地租理論的觀點,對租隙理論 進行再檢驗,並以台北市之新舊市區及吳興街等為實證範圍進行驗證,在資本化地租的求取過程中,因涉及吳興街沿街租金資料的取得,本研究以系統抽樣調查方式 進行問卷調查之工作,並得出台北市之吳興街的確有租隙存在。

The development of cities is dynamic. The change of an urban spatial structure depends mainly on its social-economic conditions. The development of cities, in the past, can be divided roughly into four phases, that is urbanization, suburbanization, counterrevolutionary, and \"gentrification\"---a new tendency of urban development in postmodern society. It can be defined briefly as the widespread emergence of middle- and upper middle-class enclaves in formerly deteriorated, inner-city neighborhoods. Inner city gentrification is widely recognized as an international phenomenon. However, where did gentrification occur, who are the gentrifiers, and why did gentrification arise, are still debatable. The gentrification has now been studied in a wide variety of countries in America, Europe and also in Australia, but not in Asia. This paper begins with the definitions on gentrification, then based on a theoretical framework to examine the development of gentrification in some observed areas in Taiwan. The concept of the gentrification is still in chaos and complexity, and so there are many explanations. Under the differential explanations is the rent gap theory by far the most sophisticated theoretically developed explanation available to date. Smith\'s rent gap theory of gentrification has received a substantial amount of attention since it appeared in the Journal of the American Planning Association in 1979. This paper examines the rent gap theory of gentrification from the view of point of ground rent theory, and finds that some hypotheses should be re-examined, and that the application of rent gap theory of gentrification should be also careful.
